Exterior Cleaning

Pressure Washing in Arthurs Seat

Driveways, paths, patios, walls and fences across Frankston and the Peninsula, cleaned at the pressure each surface will actually take. Even passes with a surface cleaner, no wand stripes, no etched render, and a written price before we start.

House Washing in Clyde

Render, weatherboard, brick and cladding washed properly across Melbourne's south east. Low pressure, right chemistry, mould and lichen killed at the root rather than just knocked off, so the walls stay clean through the next wet winter.

Roof Cleaning in Clyde

Moss, lichen and algae taken off concrete tile, terracotta and Colorbond roofs across Frankston and the Peninsula, at pressure the tiles will actually survive, with the gutters cleared down afterwards so nothing is left sitting in them.

Gutter Cleaning in Clyde

Gutters cleared, valleys emptied, downpipes flushed and flow tested across Frankston and the Peninsula, with the debris bagged and taken away and a photo report of exactly what we found up there before we left.

Deck Cleaning in Clyde

Grey, slippery, weathered decking brought back across Melbourne's south east. Cleaned and neutralised at the right pressure, sanded where the boards need it, then re-oiled so the timber is protected rather than simply stripped bare.

Window Cleaning in Clyde

Streak-free glass inside and out across Frankston and the Peninsula, with tracks, sills, frames and flyscreens detailed rather than skipped, and salt film and hard water marks properly removed instead of smeared around.

Solar Panel Cleaning in Clyde

Solar panels cleaned with deionised water and a soft brush across Melbourne's south east, so the array gets back the output it has been losing to dust, salt and bird mess, with the frames and rails checked while we are up there.

Deck Cleaning in Clyde

Home, school and club tennis courts cleaned across Melbourne's south east and the Peninsula. Moss, mould and algae lifted at the right pressure for the surface, grip and colour restored, and synthetic courts re-sanded where they need it.

Window Cleaning in Clyde

Bin areas, play equipment, high-touch outdoor surfaces and commercial entryways cleaned first and then sanitised properly across Melbourne's south east, with the right product for the setting and clear re-entry times before the area is used again.

Solar Panel Cleaning in Clyde

Driveways, paths and paved areas cleaned in even passes with a rotary surface cleaner rather than a hand wand, so the finish is consistent across the whole slab. Oil and organic stains pre-treated, sealing available afterwards.

Deck Cleaning in Clyde

Carparks, facades, entryways, walkways and bin zones cleaned across Melbourne's south east, scheduled around your trading hours with a written scope, so the site is presentable without the work getting in the way of it operating.

Window Cleaning in Clyde

Common walkways, carparks, facades, gutters and roof areas cleaned on a set programme for unit blocks and managed complexes across Melbourne's south east, with a written scope and a report after every visit for the committee.

ABOUT US

Reliable Exterior Cleaning

Pressure Washing in Clyde

TopTier Exterior Service is a Clyde-based exterior cleaning business run by Razz Nanayakkara, covering Melbourne's south east and the Mornington Peninsula. The work is straightforward: pressure washing, house washing and soft washing, roof and gutter cleaning, window cleaning, solar panel cleaning, deck restoration, driveway and pathway cleaning, tennis court cleaning, sanitisation work, and commercial, strata and body corporate contracts. Razz started TopTier because too many exterior jobs in this part of Melbourne get done with one pressure setting and one nozzle, which is how render gets etched, decks get furred and driveways end up with wand stripes that never come out. Every surface here gets the method it needs, whether that is 4,000 psi through a rotary surface cleaner on concrete or a low-pressure chemical wash that is rinsed off render at garden-hose pressure. Quotes are written and measured, plants and drains are covered before anything starts, and you get a walk-round before the trailer leaves. TopTier operates under ABN 52 735 650 413 and takes work from Clyde and Cranbourne through Frankston to Rosebud, Sandringham and Arthurs Seat.

TESTIMONIALS

What Our Customers Say About Us

Exterior Cleaning In

FREQUENTLY ASKED QUESTIONS

Everything you need to know about our Exterior Cleaning In

How do you price exterior cleaning?

Every quote is measured on the actual surface: square metres of driveway, linear metres of gutter, number of storeys and how heavy the growth is. Send a few photos to 0430 392 100 and we will give you a written price before anyone turns up. There is no charge for the quote and no obligation once you have it.

How soon can you get to my place?

TopTier Exterior Service is based in Clyde, so most of Casey, Frankston and the northern Peninsula are inside a short drive. Bookings are usually within the same week, and weather is the main thing that moves a date. Ring 0430 392 100 and we will tell you honestly what the diary looks like.

Do you cover my suburb?

We work across Melbourne's south east and down the Mornington Peninsula, from Clyde, Cranbourne and Berwick through Frankston and Langwarrin to Mount Eliza, Rosebud and Arthurs Seat, plus the bayside strip at Sandringham, Beaumaris, Aspendale, Seaford and Patterson Lakes. If your street sits just outside that spread, call and ask rather than assume.

Will pressure cleaning damage my render, paint or roof tiles?

Not when the pressure is matched to the surface, which is why render, painted weatherboard and roof tiles get soft washed at low pressure rather than blasted. High pressure is kept for hard surfaces like concrete, pavers and brick paving that can take it. If a surface is already failing, we will tell you before we start rather than after.

areas we serve

Exterior Cleaning

Pressure Washing in Clyde

Clyde is where TopTier is based, so this is home ground rather than a service area on a list. The suburb has gone from market gardens and paddocks off Ballarto Road to one of the fastest-growing residential corridors in Victoria, which means most of the housing here is under fifteen years old and much of it is still being handed over. That creates a very particular kind of exterior cleaning work: builder residue on new concrete, mortar splash and render smear on brand-new walls, construction dust packed into gutters from day one, and driveways that have never been sealed. We cover the whole of Clyde, from Five Ways through the newer estates toward Pattersons Road, usually within days rather than weeks.

House Washing in Clyde

Arthurs Seat sits on the granite ridge above Dromana, high enough that properties here get weather from both directions: salt-laden wind straight off Port Phillip on the exposed side, and dense, damp shade under the tea tree and eucalypt canopy of Arthurs Seat State Park on the other. Add a housing stock dominated by holiday homes, elevated timber decks and steeply pitched roofs on sloping blocks, and you have some of the fastest-growing moss, lichen and algae anywhere on the Peninsula. Half our work here is pre-season: getting a house, deck and windows presentable before summer, often for owners who are not there to watch it happen. TopTier covers Arthurs Seat from Purves Road across to Mornington-Flinders Road.

Roof Cleaning in Clyde

Aspendale runs from the Nepean Highway down to the sand, and that short distance is the whole story for exterior cleaning here. Properties within a few streets of the beach take salt-laden wind off Port Phillip year round, which hazes glass, corrodes aluminium window frames, jams sliding tracks with a paste of salt and sand, and leaves a film on render and Colorbond that ordinary washing smears rather than removes. The housing is a mix of original post-war beach houses, 1970s brick, and the newer townhouses and units that have replaced many of them, so a single street can need three different washing methods. TopTier covers Aspendale and Aspendale Gardens, from the foreshore back past Station Street to Wells Road.

Gutter Cleaning in Clyde

Beaumaris is a demanding suburb for exterior cleaning and it is worth being honest about why. The housing runs from mid-century modern homes of the 1950s and 1960s, many of them heritage-significant, through 1970s and 1980s brick to substantial contemporary rebuilds with large glazed elevations, feature render, natural stone and timber. Those materials all fail differently under the wrong pressure. Add the tea tree and native canopy that gives Beaumaris its character but keeps southern elevations permanently damp, plus salt coming off the bay past Ricketts Point, and you get heavy growth on delicate surfaces. TopTier works Beaumaris from Beach Road through the Concourse and back toward Balcombe Road, and the method is matched to the material every time.

Deck Cleaning in Clyde

Berwick is really two suburbs for exterior cleaning purposes, and which one you live in changes the job entirely. The old township around High Street and the Village, running up toward Wilson Botanic Park, has established homes on mature blocks with big trees, heavy gutter loads and roofs that have been growing lichen for decades. The newer estates spreading north and south off Clyde Road and toward Berwick Waters are estate builds from the 2000s onward, with exposed aggregate driveways, render walls, solar arrays and gutters still carrying construction debris. TopTier covers both, and we are based just down the road at Clyde, so Berwick is a short run rather than a cross-town trip.

Window Cleaning in Clyde

Braeside is mostly industrial, and that shapes the work here more than in any other suburb we cover. The estates running off Governor Road, Boundary Road and Lower Dandenong Road are warehouses, factories, distribution and trade premises, so the bulk of our Braeside work is carparks, loading areas, service yards, building frontages and bin zones, generally scheduled outside operating hours. There is a residential pocket too, and it gets the ordinary suburban treatment. What sits behind all of it is Braeside Park, which puts significant tree canopy and bird traffic along the eastern edge and loads gutters and roofs faster than the surrounding flat industrial land would suggest. TopTier quotes Braeside sites from a walk-through and a written scope.
