How We Clean Without Damage

Cleaning without damage comes down to three decisions made before any water is used. The first is matching pressure to the surface. A commercial machine will run at 3,000 to 4,000 psi, which is right for sound concrete through a rotary surface cleaner, but that same pressure on rendered walls, painted weatherboard or soft old brick will strip the finish and open up the substrate. Coated and porous surfaces get washed at a fraction of that, with the cleaning done by the solution rather than by force. The second decision is the sequence: pre-treat, wash, rinse. Surfaces carrying organic growth are pre-treated with a cleaning solution and given dwell time to kill the algae, lichen and mould at the root, then washed, then rinsed clean. Skipping the pre-treatment is why blasted driveways go green again within one Melbourne winter, because the visible film comes off but the biological root system stays in the pores of the concrete. Oil and tyre marks get their own degreaser and their own dwell time before the main pass. The third decision is protection. The honest answer to which method you want is that most properties need both, on different surfaces. Pressure washing uses water at high force, typically through a rotary surface cleaner for flat work or a fan tip for detail, and it is the right tool for dense, uncoated, load-bearing surfaces: concrete driveways, exposed aggregate, brick and concrete paving, besser block, shed slabs and hard retaining walls. It works because those materials are strong enough that the force lands on the contamination rather than on the substrate. Soft washing does the opposite. The cleaning is done by a low-pressure chemical application, left to dwell so it kills mould, lichen and algae biologically, then rinsed at roughly garden-hose pressure. That is what any coated or fragile surface needs: rendered walls, painted weatherboard, fibre cement cladding, roof tiles, Colorbond, timber decking, solar panels and synthetic court surfaces. Getting it backwards is the single most expensive mistake in this trade, because high pressure on render blows out the coating and high pressure on a deck raises the grain into splinters. A blasted wall also regrows faster, since blasting removes what you can see while soft washing removes what is growing.
