Pressure washing, house washing and exterior cleaning across Frankston, the Mornington Peninsula and Melbourne's south east.
TopTier Exterior Service washes house exteriors across Melbourne's south east, from Clyde and Cranbourne through Frankston to the bayside and Peninsula suburbs. House washing is not a driveway blast pointed at a wall; it is soft washing, where a cleaning solution is applied at low pressure, given time to kill the mould, lichen and algae growing in the surface, then rinsed off at close to garden-hose pressure. That method is what render, painted weatherboard, fibre cement cladding, brick and masonry actually need, and it is why a soft-washed wall stays clean far longer than a blasted one. Walls, eaves, soffits, downpipes and the outside faces of gutters are all included, along with window frames and sills where they form part of the elevation. Plants are wet down and protected before any solution is applied. Call Razz on 0430 392 100 for a written price.

Four wall types cover almost every house wash we do across Melbourne's south east, and each behaves differently under a wash. Rendered and painted walls are the most common on the newer estate homes through Clyde, Clyde North, Cranbourne and Berwick, and they are also the most easily wrecked, because acrylic render and paint films will blow out under high pressure and hold moisture once they do. Weatherboard and cladding, whether original timber on older Frankston and Seaford homes or modern fibre cement and composite boards, collect growth along the underside of every board where water sits after rain, so the wash has to work the laps rather than just sheet down the face. Brick and masonry are more forgiving on pressure but far more porous, which means lichen roots deep and needs proper dwell time rather than force. Eaves, soffits and the exterior faces of gutters and downpipes are the fourth group and the one most quotes quietly leave out, even though they are usually the dirtiest part of the elevation and the first thing visible from the street. We also wash garage doors, entry columns, balustrades, awnings, window frames and sills as part of the same pass, because a clean wall above a filthy frame does not read as clean.

Soft washing changes where the work happens: instead of force, the cleaning is done by chemistry and by time. A cleaning solution is applied to the wall at low pressure, worked into the growth, and left to dwell so it kills the mould, lichen and algae biologically rather than just knocking the visible layer off the surface. That dwell stage is the part cheap quotes skip, and skipping it is exactly why some house washes look excellent for six weeks and then return to green. Once the solution has done its work, the wall is rinsed from the top down at roughly garden-hose pressure, which carries the dead organic matter away without driving water behind cladding, into weep holes, under window flashings or through the render coat. Why low pressure matters is simple enough to check yourself: modern acrylic render is a thin coating over a porous base, and once you have punched through it you have not cleaned a wall, you have created a repair job. Mould and lichen removal follows the same logic, since lichen anchors into the substrate with root structures that a pressure wash cannot reach. Around the property, garden beds are wet down before and rinsed after, so plants are never left sitting in concentrated solution. The working numbers are worth knowing. Soft washing applies solution at well under 500 psi and rinses at around 200 to 300 psi, against the 3,000 to 4,000 psi used on concrete. The solution is sodium hypochlorite based with a surfactant added so it clings to a vertical wall rather than running straight off, and it needs 10 to 20 minutes of dwell, re-wetted if it starts drying, before it is rinsed. Rinsing runs top down from the gutter line so nothing streaks as it dries.

The measure of a house wash is not how it looks the day we leave, it is how it looks the following winter. Anyone can make a wall look better for a fortnight by hosing the surface film off it. A wash that lasts requires the growth to be killed at the root, the whole elevation to be treated rather than only the parts visible from the driveway, and the rinse to run top down so nothing is left streaking as it dries. TopTier works to that standard because Razz is on site doing the work, not subcontracting it and hoping. Melbourne's south east makes it matter more than most places: shaded southern elevations, damp winters and heavy tree canopy through Frankston, Langwarrin, Mount Eliza and Somerville mean untreated render can go visibly green within a single season. Coastal properties at Aspendale, Seaford, Sandringham and Beaumaris add salt film to the same walls and glass. Most customers pair a house wash with window cleaning and a gutter clean in the same visit, since the ladders and access are already set up and the whole exterior finishes at the same standard.

House washing is quoted on the size and shape of the building rather than on floor area, so a written quote needs a few specific things. The main drivers are the number of storeys, the total wall area and the perimeter, the wall material and its condition, how much of the elevation sits in permanent shade, and how much access there is around the house. A single-storey home on a level block with clear side access is the simplest work. A double-storey with a narrow side path, a sloping block, upper-level balconies or a wall running tight against a boundary fence takes longer and needs more set-up. The severity of the growth also moves the price, because a wall carrying established black mould or lichen needs a stronger application and a longer dwell, sometimes two passes. Extras such as eaves and soffits, garage doors, fencing or a separate garage or studio are quoted as part of the same scope rather than sprung on you afterwards. The efficient way to buy is to bundle: a house wash with the roof, gutters and windows in one visit costs less than four separate call-outs. Send photos of each elevation to 0430 392 100.

The choice between soft washing and high pressure is decided by what the surface is made of, not by preference. High pressure belongs on dense, uncoated, structural surfaces: concrete driveways, exposed aggregate, brick and concrete paving, besser block and hard retaining walls, where a rotary surface cleaner can lift contamination in even passes. Put that same pressure on a house and the damage list is predictable: render blown out and holding water, paint stripped back to substrate, weatherboard splintered along the grain, water forced behind cladding and through window flashings, and soft mortar joints eaten out of older brickwork. Soft washing avoids every one of those outcomes because the force is never there to begin with. It also lasts longer, since it kills the organism rather than removing the visible layer, so the wall stays clean through the next damp season instead of regreening as soon as spores settle. The one honest limitation is that soft washing needs dwell time, so it is not the fastest method on the day. That trade, an hour or two of patience for an extra year of clean wall, is the right one on any coated surface. If your job is genuinely hard surfaces, the pressure washing page covers that method properly.

Driveways, paths, patios, walls and fences across Frankston and the Peninsula, cleaned at the pressure each surface will actually take. Even passes with a surface cleaner, no wand stripes, no etched render, and a written price before we start.

Render, weatherboard, brick and cladding washed properly across Melbourne's south east. Low pressure, right chemistry, mould and lichen killed at the root rather than just knocked off, so the walls stay clean through the next wet winter.

Moss, lichen and algae taken off concrete tile, terracotta and Colorbond roofs across Frankston and the Peninsula, at pressure the tiles will actually survive, with the gutters cleared down afterwards so nothing is left sitting in them.

Text or email a couple of photos of the surfaces you want cleaned. We come back with a written price, usually the same day.

We arrive at the agreed time, protect plants, drains and fittings, then work through every surface in the scope from top to bottom.

We walk the property with you before packing up, so anything you are not happy with gets put right there and then.
House washing is quoted on the building, not the block, so the figure comes from the number of storeys, the total wall area and perimeter, the material, the access around the property and how heavy the growth is. A single-storey brick or render home with clear side access is the straightforward end. A double-storey with narrow side paths, balconies or heavy shaded mould takes longer and needs more solution and dwell time. Eaves, soffits, garage doors and separate outbuildings are quoted as part of the scope rather than added later. Send photos of each elevation to 0430 392 100 and you will get one written figure that covers the agreed work.
Yes, and it is the only method that is. Soft washing applies the cleaning solution at low pressure and rinses at roughly garden-hose pressure, so the coating is never subjected to the force that causes damage. What ruins render and paint is high pressure: it blows out the acrylic coat, drives water into the porous base underneath and leaves the wall holding moisture, which then feeds more growth. If your render or paint is already failing, with flaking, bubbling or hairline cracking, we will point it out before starting, because a wash will reveal existing damage even though it did not cause it.
A typical single-storey home takes around half a day once set-up, protection of plants and fittings, application, dwell time and the top-down rinse are all accounted for. A double-storey, or a home with heavy growth needing a second application, generally runs a full day. The dwell stage is deliberately unhurried, because giving the solution time to kill the mould and lichen biologically is what makes the result last beyond a few weeks. If we are also doing the roof, gutters or windows in the same visit, we schedule the whole property as a day rather than squeezing it. You will be given a time window when the job is booked.
Not when the job is done properly. Garden beds, lawn, shrubs and anything planted against the wall are thoroughly wet down before any solution is applied, which stops the solution being absorbed, and everything is rinsed again afterwards to dilute whatever run-off reached the soil. Sensitive plantings directly under a wall can also be covered for the duration. Where run-off has to go somewhere, it is directed away from planted beds and toward appropriate drainage rather than allowed to pool. Tell us at quoting stage if you have anything particularly precious, a vegetable patch, new plantings or a pond, and we will plan the wash around it.
Across Melbourne's south east, a full house wash every 18 months to two years keeps most homes ahead of the growth. Aspect drives the variation more than anything else, so it is completely normal for a shaded southern or eastern elevation to need washing while the sunny northern side still looks fine. Homes under heavy tree canopy through Frankston South, Langwarrin, Mount Eliza and Somerville tend toward the shorter end. Coastal properties at Aspendale, Seaford, Sandringham and Beaumaris often want more frequent attention on glass, frames and metal, where salt film builds within months. Washing on a rhythm is cheaper per visit than waiting until the growth is established.
Yes, and removing them properly is the entire point of soft washing rather than pressure washing a wall. Mould, algae and lichen are living organisms rooted into the surface, so knocking the visible layer off with water only clears what you can see while leaving the root structure in place to regrow. The soft wash solution is applied and given dwell time so it kills the organism biologically, then the dead matter is rinsed away top down. Heavy lichen on porous brick or old render sometimes needs a second application, which we will tell you about at quoting rather than after. The result is a wall that stays clean through the following wet season.
